Additional Guidelines.

CLEANLINESS: If the house is left unreasonably dirty you will be charged an additional cleaning fee of $250. Unreasonably dirty includes leaving garbage, food, drink containers, and other trash out and not thrown away in the proper garbage receptacles. We do not tolerate guests who disrespect the home or our neighbors. Our cleaning company charges a $25 fee for every bag of garbage left at the home. This fee will be applied to your total reservation bill after you check-out. Please gather all trash and place it in the proper receptacles outside. Garbage and recycling bins are located at the end of the street and to the right. Our cleaning company charges a $50 fee if the dishes are not washed or placed into the dishwasher before check-out. This fee will be applied to your total reservation bill after you check-out. Place used dishes and silverware in the dishwasher and start the dishwasher. Dishwasher pods are located under the kitchen sink.

PRIVATELY OWNED: This Airbnb is privately owned; I live here when I’m not traveling. The owners are not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

AGE MINIMUM: You must be 25 years of age to book this home. If you are under the age of 25 your reservation will be canceled immediately and you will NOT receive a refund for your booking.

QUIET HOURS: Our home is in a residential neighborhood and it's important to me that my guests are respectful of our neighbors. We ask guests to please observe outdoor quiet hours between 10:00 pm and 8:00 am. Noise complaints of any kind will result in a fine up to $500.

NO SMOKING: Smoking inside the home or outside anywhere on the property is strictly prohibited. Evidence of either will result in a fine up to $500.

NO PETS: Pets inside the home or outside anywhere on the property is strictly prohibited. Evidence of either will result in a fine of $500.

NO PARTIES: Only registered guests are allowed to use the house day and night. Please be considerate of our neighbors and keep the noise level down. No amplified music is allowed at any time, and any and all music must stay inside and not able to be heard outside. No partying on the property. If there are any reasonable noise complaints, you’ll be asked to leave the premise immediately with no refund. 2 Vehicle maximum

NO UNAUTHORIZED DECOR: Please do not tape, pin, or adhere anything to the walls, doors, or ceilings. There is also a no glitter policy at the home. This damages the paint, drywall, and AC air filters. Please contact me before or during your stay to set up special authorization to decorate the space. I am happy to provide approval.

THERMOSTAT: Please do not adjust the thermostats below 65 degrees or above 85 degrees. This can cause the AC and heat units to freeze up, malfunction, and/or break. You will be responsible for any damages.

ADDITIONAL RULES: Guest shall allow Homeowner and property managers access to the property for purposes of repair and inspection. Homeowner and property manager shall exercise this right of access in a reasonable manner. By accepting this reservation, guest agrees to abide by the Rental Agreement at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the Rental Agreement at all times while at the property.

Please turn off the pool/hot tub heat when not in use. (Add’l fee’s may be incurred)

• Please do your part in keeping the villa and pool area clean during your stay.

• Please refrain from eating on the couch or beds to avoid spills. With each guest stay we wish to preserve the quality of furniture for your enjoyment.

• Please, if using spray on sunscreen, apply/spray outside and remove before using inside furniture.

• Please do not re-arrange furniture or kitchen cupboards as items are inventoried.

• Additional trash bags are in pantry.

• Please feel free to use the the bikes for your enjoyment.

• Please keep in mind that other residences and rentals are very close and can clearly hear your conversations and noise. We ask that you move inside or reduce noise levels to a minimum by 10:00pm.

• This is not a party/event rental.

• You may have guests over, however; please no more than 8, and overnight stays are limited to the renters stated at the time of rental.

• Please contact/report to the owner/property manager if you break/damage anything, if you find anything out of order, or have any concerns during your stay.

• Our highest priority in the design of this vacation rental is your comfort, relaxation and ease of use.
